Senior Project Quantity Surveyor
We are seeking an experienced and dynamic Senior Project Quantity Surveyor to join our commercial team on a significant residential project. As the lead QS on this project, you will be responsible for managing costs, from initial procurement to final account. Strong people management skills are essential to lead and motivate other surveyors in the team effectively. The ideal candidate will possess a deep understanding of cost management and construction processes, with a proven track record of managing large-scale projects.

What you will be doing
Cost Management:
- Manage and report procurement in detail with key summary information provided to allow senior management to make informed choices for both materials and sub contract packages
- Prepare cost analysis and form cost value engineering strategies to ensure the overall value is enhanced for the project
- Monitor project costs to ensure the objectives of the project are achieved in accordance with the contract
Tendering and Contracts:
- Complete detailed takeoff in standard formats that are dynamic and updateable as design changes occur
- Prepare subcontract tender documents that reflect step down risk from the main contract to ensure a back to back scenario in all subcontract packages
- Issue formal tender packages with updated scope and design in line with project requirements
- Liaise with internal design teams and external design consultants to maximise value and facilitate delivery on the ground
Valuation and Reporting:
- Report and liaise with the operational team to ensure all commercial matters are allowing works to progress on the ground to meet programme requirements for both the client and BW yearly budget planning
- Monitor measure and update materials costs for orders to facilitate works on the ground and to update CTC on an ongoing basis
- Assist with conducting negotiations during the course of the project in order to ensure issues are resolved commercially, by providing key summary information for senior management to make informed decisions with markers and indicators from inhouse standard templates
- Run live CTC with ongoing cost and change updates to reflect the collective position for project CTC RFA.
- Conduct regular site visits to monitor project progress and prepare valuation reports
- Ensure timely submission of interim valuations and final accounts
- Prepare and present financial progress reports to senior management
People Management:
- Manage junior and intermediate surveyors completing tasks on take off and mark up information for summary and review by senior management
- Provide mentorship and support to team members to enhance their skills and career development
- Foster a positive team environment and promote a culture of collaboration
- Coordinate and communicate effectively with site managers, engineers, and other stakeholders on the project

What you will need to succeed:
- Bachelor’s degree in Quantity Surveying, Construction Management, or related field
- A minimum of 10 years in quantity surveying within the construction industry, with a focus on residential projects
- Strong knowledge of construction methods, materials, and legal regulations
- Demonstrated ability to manage complex projects and solve problems effectively
- Proven leadership and people management skills
- Excellent analytical and numerical skills
- Exceptional communication, negotiation, and interpersonal skills
- The right to work in the UK
